What are Private Investments ? (Exempt Market Securities)
Most people are familiar with GICs, Mutual Funds, Stocks, Bonds and possibly Segregated Funds. Next to these types of investments, there are a lot of alternatives out there which are less known but have been around for decades. These alternatives are referred to as exempt investments, otherwise described as Private Investments, Private Equity or Private Investment Offerings. - Many are structured to pay the investor first then management. This is referred to as an investor paid first model.
- Investors get access to opportunities that are not publicly traded on a Stock Market. You get to own something privately.
- The Exempt Market is regulated by each Province’s Securities Commissions.

Background: C.I.B.T. is an education company from Vancouver that has set its goals on providing its own and other studnet bodies with exceptional housing thus attracting the fast growing international student population.

Opportunity: Investing in heavy and midstream existing oil plays.
Background: With 150 mln A.U.M. and no debt Petrocapita’s team is especially equiped to take advantage of recent downturn that has since turned a corner where they can now take advantage of over levered companies needing to offload good assets for pennies on the dollar.
Current Project : 9% preferred unit with upside in pubco.
Opportunity: An investment fund for individual and institutional investors to invest in a diversified portfolio of rental apartments in Canada and participate in the profits derived from them.
Background: Centurion Apartment REIT is run by an experienced management team with an independent board of trustees for oversight.
Current Project: ICM (IX) U.S. Core Plus Realty Trust
Opportunity: The Trust has been formed to take advantage of certain unique investment opportunities that currently exist in the commercial real estate market in the United States. The Trust will provide Canadian investors the opportunity to participate in the potential gains from the acquisition, holding and eventual disposition of a portfolio of revenue producing properties that the Manager believes to be undervalued relative to the economic and operating fundamentals.
Background: The latest trust was formed in 2016 by ICM Realty Group. ICM, founded in 2003, is a real estate advisory and asset management firm founded in Munich, Germany. ICM also has offices in San Francisco, California and Calgary, Alberta.
Trackrecord : ICM has bought, repositioned and traded over 7 bln in real estate with zero losses and a very healthy average return.
Opportunity: AG Capita focuses on acquiring farmland in Saskatchewan, leasing it to a farmer for a set nr of years and then sell the whole portfolio. We are now into fund 6, starting back as early as 2007 with fund 1. the average hold time is 5 years plus time to sell.
Background: Farmland has historically been a great hedge against inflation and drives on macro economic factors such as growing world population, growing food demand and diminishing acres of land to get that from. Saskatchewan itself has great room to grow in value versus other provinces as well as on the world stage, something that is confirmed by annual report of Farm Credit Canada.
Track record : initial 2 funds who have come full circle, both fully exited at a return well over 10% annually.
